Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022
It became a legal requirement that carbon monoxide alarms must be fitted in all private rented properties from 1 October 2022. This is a requirement under the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022, and it is to ensure that there is a carbon monoxide alarm in any room used as living accommodation which contains a fixed combustion appliance such as a gas boiler or fire (the regulations exclude gas cookers).
The amended regulations state it is the responsibility of the licence holder, landlord, or managing agent to act on behalf of their tenants. The person managing the tenant and property will also have a responsibility to repair or replace the smoke and carbon monoxide alarms on being informed that they are faulty. The cost of the new requirements to install and maintain alarms will fall to property owners.
